Owner’s Rep for Common Ground Community

Update of 180,000 SF historic hotel, previously converted into 652 residential units for formerly homeless, aging and HIHV affected individuals.

  • Created rehabilitation program for exterior and interior spaces, including a complete façade and exterior envelope renovation of new roof, windows, insulation and fire stair.    New kitchenettes and HVAC controls were propsed for each of the studio apartments, as well as a redesign of the public space finishes.
  • Coordinated an energy efficiency study of the existing mechanical system, which lead to a proposed upgrade of the central mechanical plant, domestic hot water pumps, fans, convectors and controls.
  • Managed the selection of the architect and engineering team, review and coordinated their work product, including preliminary drawings, data research and cost estimates.
  • Initiated the LEED Existing Building: Operations and Maintenance program for the Common Ground Community at the Time Square.

Contract Value: $10 million in project costs
